The old post is dug/jack hammered out all the way to the bottom of the hole. The old cement is removed as well. A new post replaces the old and new cement is added The fence panels are reattached to the new post with screws. A hurricane tie is added to the new post/old panel joint if necessary.
Materials: Your choices for a post replacement are a treated wood 4x4 or a schedule 20 steel post. Wood posts last about 10 years and are cheaper to install. Steel posts last a couple decades but are more expensive. Landscape timbers are a third choice (standard in most new home sub division fences). They are the cheapest post to install. For a few (literally) dollars more you get a 4x4 post with twice the life. We only install landscape timbers if the homeowner specifically requests them.
